While the Government has undoubtedly brought in a centralized regulatory framework that the sector was always in need of, what needs to be looked into is the intensity of the new rules. It seems that the new set of regulations may not be that easy going for the sector. Transparency, governance and accountability clearly stand out to be the core pillars of the new Act. As the respective states draft their laws, there is a lot in terms of check lists and preparedness kits for the developers to a day in the next one year’s time, when the Act would finally become a law. The session focused on the various facets and resultants of the new Act.

Money matters have once again become a major discussion point at a stage where we see a new face of the Indian Real Estate Sector that is promising of a fresh environment. This would however definitely not become possible if there is insufficient financial dope that the sector has been missing for a long time now. While there are several reasons behind, the times to come stand potent of good and favourable investments in many forms and via various channels. However, with new set of financing models come new set of working challenges as well. With new set of opportunities, come a new set of disciplinary challenges as well. Amidst scary penalising terms and rules, the sector stands with confidence of keeping correct intent in place and follow all that would need to be done under the new big daddy regulator! However, the earlier baggage seems to be still lying as heavy as it has been. With no clarity on what change will the existing regulatory approvals and clearances processesbring in, the sector looks scared in search of a an equally time bound reciprocation from the Government agencies. The session highlighted the additional red-tapeism developers will have to face now, especially when it comes to procuring relevant approvals!

What globally is slacking down has realised a big market in India – yes, the concept of REITS. While this has been in the discussion books for long but things seem to be quite streamlined ever since the Government has taken certain decisions to relax the regulatory clouds around REITS. However, there is still a lot to be done on ground in order to make REITS dream come true in India. The session encapsulates all aspects related to REITS as a concept ever since its inception as far India is concerned and also focuses on the recent changes that have been brought in to ease out the processes as such.
