S Jalan and Co. had advised, conducted due diligence, drafted Title Search Report on behalf of Kotak Mahindra Bank Ltd. in respect of a parcel of factory land admeasuring 69148.6357 square meter held in the name of M/s Arcvac Forgecast Pvt. Ltd., lying and situated at Mouza Panchghara, Police Station- Chanditala, District- Hooghly, West Bengal under Additional District Sub-Registrar office at Janai, West Bengal. In the said process, several title deeds, search reports from the offices of Additional District Sub-Registrar at Janai, District Sub-Registrar at Hooghly and Registrar of Assurances at Kolkata were taken into account while ascertaining the title of the land. Court records were also perused to determine whether the said parcel of land was encumbered or not. Conversion certificates as well as other relevant compliances were duly perused in order to ascertain the nature of the said parcel of land.
